What a Site Survey Covers

A site survey documents the physical conditions at every sign location: wall dimensions and construction, substrate materials, electrical availability, mounting constraints, lighting conditions, sight lines, and anything else that affects how a sign needs to be designed, fabricated, and installed. For exterior signs, we assess the facade material, condition, and available anchoring points. For interior programs, we walk every sign location and document the conditions that will govern the final specifications.

Identifying Issues Before They Become Problems

The most valuable thing a site survey does is find problems early — before they affect the design, the fabrication, or the installation. A wall that can’t accept the specified mounting hardware. An electrical supply that isn’t where the drawings say it is. A substrate that requires a different anchoring approach than originally planned. Finding these things during a survey costs almost nothing. Finding them during installation costs significantly more.

Supporting Accurate Estimating and Scheduling

Site survey data also supports accurate project estimating and scheduling. When we know exactly what conditions we’re working with, we can price the job correctly, specify the right materials, and plan the installation without the contingencies and allowances that come with working from assumptions. For clients, that means fewer surprises in the final invoice and a more reliable project timeline.

For projects of any significant scope, yes. For very simple single-sign projects where the conditions are straightforward and well-documented, a site survey may not be necessary. We’ll always advise on whether a survey is warranted for a specific project.

In some cases, yes — particularly for clients with experienced in-house facilities teams who understand what information we need. We provide a detailed site survey checklist for clients who want to conduct their own surveys, and we review the documentation before finalizing specifications. For complex projects, we prefer to conduct the survey ourselves.
